Your Guide to Completing A Rental Application

Finding the right apartment or rental home is an exciting step, but before you sign a lease and receive the keys, you'll need to complete the rental application process. At Standard Property Management, we strive to make this process as straightforward and transparent as possible. Understanding what to expect can help you prepare the necessary information and improve your chances of securing your desired home.
Rental applications are documents that allow Landlords and Property Managers to evaluate potential residents. This is all in an effort to ensure the residents can meet lease obligations. Continue reading to see what applications may entail and how to prepare after you’ve toured an apartment you’re interested in.
Information You'll Typically Need to Provide
While requirements may vary depending on the property, most rental applications ask for the following:
Personal Information
Applicants are usually required to provide personal information such as your full legal name, date of birth, contact information, government-issue identification, and social security number.
Employment Information
Property managers often verify income and employment to confirm that applicants can comfortably afford rent payments. Be prepared to provide information that includes:
Employer name and contact information
Job title
Length of employment
Recent pay stubs or proof of income
Rental History
Your previous rental experience can provide valuable insight into your reliability as a tenant. You may be asked for:
Current and previous addresses
Landlord contact information
Length of tenancy
Reasons for moving
References
Personal or professional references may be requested to help verify your character and reliability.
Credit and Background Screening
Most property management companies conduct credit and background screenings as part of the application process. These screenings may include:
Credit history review
Criminal background check (where permitted by law)
Eviction history search
Identity verification
A less-than-perfect credit score does not automatically disqualify an applicant. Property managers often consider multiple factors, including income, rental history, and overall financial responsibility.
Application Fees
Many rental applications require an application fee. These fees typically cover the cost of background checks, credit reports, and administrative processing.
Before applying, be sure to review any fee requirements and understand whether they are refundable.
At Standard Property Management, our application fee is a non-refundable $20. If you have a pet, a separate PetScreening application is required ($30).
Tips for a Strong Rental Application
To help your application stand out, consider the following:
Apply Quickly
Desirable rental properties can receive multiple applications. Submitting a complete application promptly can improve your chances of being considered.
Provide Complete Information
Incomplete applications can delay processing. Double-check that all requested documents and information are included before submitting.
Be Honest
Accurate information helps avoid delays and potential issues during the verification process.
Prepare Documentation in Advance
Having digital copies of identification, pay stubs, bank statements, and references ready can speed up the process.
What Happens After You Apply?
Once your application is submitted, the property management team will:
Review your application for completeness.
Verify employment and income information.
Contact previous landlords and references.
Conduct any necessary screening checks.
Make a decision based on established rental criteria.
Applicants are typically notified once a decision has been made. If approved, you'll receive instructions regarding lease signing, security deposits, and move-in procedures.
Common Reasons Applications Are Delayed
Application processing can sometimes take longer than expected due to:
Missing documentation
Unresponsive employers or references
Incomplete rental history information
High application volume
Providing complete and accurate information can help minimize delays.
